Research the electrical system without touching it
Electrical research is not a do-it-yourself inspection. Do not remove dead fronts, open equipment, touch conductors, defeat covers, operate damaged devices, or enter unsafe areas. A buyer can still prepare a strong evidence file by identifying visible labels from safe, permitted access; collecting documents; checking official records; and routing technical conclusions to qualified professionals.
Start with the seller disclosure guide and ask about service upgrades, rewiring, additions, finished spaces, solar, storage, generators, pools, workshops, heating changes, and EV charging. Each may have its own permit, equipment, and load implications.
1. Build an equipment and work inventory
From seller records and the inspection, capture the utility service description, main disconnect location, panel and subpanel manufacturer/model labels where safely visible, stated rating, and the major installed loads. Record panel schedules as labels, not proof that every circuit is correctly described. Note additions, converted rooms, accessory units, detached structures, or equipment whose electrical work may follow a separate timeline.
Request electrician proposals, invoices, permit numbers, inspection/final entries, engineering or load documents, equipment manuals, warranties, and utility approvals when relevant. Match property, date, scope, contractor, panel/equipment identifier, and status. An invoice stating “panel work” does not show every component replaced.
2. Search permits and official recall records
Use the public-records Pathfinder to find the local electrical/building authority. Search address, parcel, and known permit numbers. Capture application, issue, inspection, correction, and final records separately. An issued permit is not a final; a final is limited to the authority's recorded scope and does not certify every concealed or later alteration.
Search the US Consumer Product Safety Commission recall database using the exact manufacturer and model. Read affected date codes, serial ranges, remedies, and current instructions. A brand appearing in an online discussion or an unrelated recall does not establish that this property's equipment is affected. Do not energize or manipulate equipment to obtain an identifier; ask the inspector or electrician.
3. Use the inspection to frame specialist questions
Provide the inspector with the work history and equipment list. Ask which areas and components were visible, tested within scope, inaccessible, shut off, concealed, unsafe, or excluded. Preserve observations about covers, labeling, protection devices, visible wiring, receptacles, grounding indicators, or modifications in the inspector's words.
If the inspector recommends further evaluation, engage an appropriately licensed electrician and confirm credentials with the jurisdiction. Ask the electrician to state the areas assessed, testing performed, documents reviewed, observed deficiencies, capacity assumptions, recommended scope, permit needs, and limitations. A repair bid and an independent evaluation are not automatically equivalent; identify which service was provided.
4. Keep safety, capacity, code, and insurance separate
These questions overlap but are not interchangeable. A professional may identify a safety concern without performing a complete load calculation. Existing work may have been legal under an earlier code, unpermitted, altered later, or outside the available record. A local authority interprets its permit record; a qualified professional evaluates the property; an insurer decides current underwriting; a lender applies its program.
Ask a licensed insurance professional whether the carrier needs electrical details, photographs, reports, repairs, or certification for this property. Do not claim that a panel brand, service rating, permit, or repair guarantees coverage or price. If planned renovation or new loads matter, obtain property-specific design and utility guidance rather than assuming visible spare breaker positions equal available capacity.

Questions for planned capacity changes
If the buyer plans an induction range, heat pump, EV charger, workshop, pool, solar and storage, accessory unit, or major addition, provide that actual plan to the electrician, designer, utility, and permit authority. Ask which existing-service facts must be verified, whether a load calculation or service study is needed, what utility work may be outside the property, and which upgrades depend on other construction. Do not advertise “EV ready” from a receptacle, breaker label, conduit, or panel space alone. Record the intended equipment, professional assumption, utility response, permit path, likely sequence, and unresolved cost separately from present-system condition.
